UDO: New/Amended Zoning Districts Meeting Tonight

Decatur Metro | April 23, 2014

From Decatur Next…

New/Amended Zoning Districts
Wednesday, April 23 | 7-9pm | Decatur City Hall

The Strategic Plan’s goals for a more diversified housing mix reflect a gap — what we’re calling the missing middle — between our predominantly single-family residential and our downtown. This session explores the idea of transitional districts in the Unified Development Ordinance to accommodate things like live/work units, downtown-friendly townhouses, small-scale apartment buildings, neighborhood-scaled mixed use, cottage courts, and more, and gauges the circumstances under which such solutions might make sense.

The site also provides specific examples of what it’s describes as the “missing middle” and notes there will also be discussion of

  • Modifications to existing zoning districts
  • The possibility of a new R-50 residential zoning category
  • A suggested neighborhood mixed-use category

Scott Boulevard Church Redevelopment Approved, Site Work Could Begin Late Summer

Decatur Metro | April 23, 2014

The Medlock Area Neighborhood Association website reports…

The BOC and ZBA approved Fuqua Development’s application to rezone and the variances required to redevelop the SBBC site and nearby residential properties on Barton Way. This vote clears the way for Phase 1, to include apartments and townhomes and a “coffee shop.” There was no opposition to the application and the BOC voted to accept the request with conditions negotiated by the Cross-Neighborhoods Committee*. Relevant Cross-Neighborhood Committee documents are available in pdf format: letters of support to the BOC and ZBA, conditions, and schematics.

According to the site, the Cross-Neighborhood committee also negoiated a legally-binding agreement that result in Fuqua “finishing pedestrian improvements at the Medlock / North Decatur Rd. / Scott Blvd. intersection as well as a future sidewalk on Scott Boulevad  between Willow Lane and Medlock Road”

The project is slated to commence with site work in August or September of this year.
