I don’t think Carter has stated flat out that these would be built to condo spec, but there was a statement made that they would consider conversion to condos down the road for some units if it made financial sense.
In the latest proposed plans, the unit mix was 51% 1-bedroom, 45% 2-bedroom, 4% 3-bedroom. And the prices they were imagining were $1,100-$1,200 for one-bedrooms and around $2,000 for two-bedrooms.
$1200 for a 1-bed and $2000 for a 2-bed is OUTRAGEOUS. This is Decatur, not San Francisco.
A one-bedroom at Jackson Square, out on DeKalb Industrial, will run you a thousand bucks. A one-bedroom at the Icehouse can be $1,200 and, in the Artisan, I’ve seen one-bedrooms for $1,400 and there’s a 3-bedroom that rents for $2,400.
Clearly there’s a location premium. But if people are paying in a similar ballpark to live out on DeKalb Industrial, I don’t think it’s all that outta whack.
You obviously own a house and haven’t rented in a while. Rental rates spiked during the foreclosure crisis and they’re not going back down. And I’d really like to see the look on your face when you see what $2,000/month will buy you in San Francisco if you think you can get a 2-bedroom for that

You’d be lucky to get two rooms, never mind two bedrooms.
Wish we had a bridge o’ bats here in Decatur. That would be so cool.
When I lived there 20 years ago, people were complaining that Austin was no longer as cool as it used to be because of all of the yuppies moving in and screwing up its weird vibe. Glad to see its the same nowadays.
I guess we’ll just have to settle for the wall o’ bats at Ace Intown Hardware.
The guy who wrote the Austin article probably spends the rest of his time writing about how wonderful things like inclusion and diversity are.
