Wild Heaven Applies For Conditional Use Permit For Avondale Brewery

As was mentioned by spreak in a comment yesterday, Wild Heaven Craft Beers has applied for a conditional use permit to build out a brewery at 135 Maple Street in Avondale Estates.
The Avondale City Council’s agenda for its June 24th meeting includes this item “Board of Mayor and Commissioners Public Hearing re: Conditional Use Permit Application for Wild Heaven Craft Beers located at 135 Maple Street”.

Not to play “can you top this” or anything (Who am I kidding? That’s exactly what I’m doing.) but, in Decatur, breweries can be built out by-right. No groveling before unpredictable politicians necessary.

Avondale specifically revised their ordinance a few years ago at the request of WHB to accomodate breweries, so, “best guess” is that there will be no problem.
If the ordinance was revised, why do they need the conditional use permit? Wouldn’t the revision make it allowable already?
A quick look at both city’s ordinances indicates that breweries are permitted in Decatur only in the C-3 (heavy commercial) zoning district.
In Avondale, breweries are permitted in Light Industrial and also conditional in General Commercial, Mill District, and the Commercial Business District. A look at each city’s zoning map (distribution of uses and abutting uses) would probably be helpful to understand why a city would want to afford this use as of right versus exercise the flexibility to say “yes” but with conditions in various zoning districts.

Wild Heaven should just go ahead and give itself a Ron Swanson-style permit. Personally, I carry one at all times.
I have a fantasy of a continuous march of craft breweries (also distilleries) from Decatur through Avondale with frequent tasting events and festivals that draw huge crowds to the commercial corridor.
Free tasting or I’m out (by free tasting I don’t want to remember how to walk home). Seriously, this is great news. Love that brew.
