For all of you anxious to see the demolition of the weedy, abandoned Ford dealership along Scott Boulevard, we have some news for you.
Pencil “Late 2018” into your calendars.
This is likely when Phase III of Fuqua’s Decatur Crossing development is scheduled to be completed and opened, according to a recent post of the Medlock Area Neighborhood Association website. The final phase of Fuqua’s sizable development will include 90 1-bedroom 700 sq ft senior housing units in a building developed by Columbia Residential.
The development would be for residents 62 and older. and would include 45 parking spaces.
Regarding the adjacent greenspace, the MANA website notes…
There is greenspace set aside in the Fuqua development* and Columbia has been working to adjust their building positioning to increase the park’s size. Columbia would be responsible for maintaining landscaping around its building as well as maintaining this park’s greenspace. The park will be open to the public.

Last week, Fuqua Development unveiled its plans for “Phase III” of what’s become an impressive sized “Decatur Crossing” development along Scott Boulevard.
As reported in December, Fuqua has acquired the long-vacant Ford dealership along Scott Boulevard and has big plans for the weedy parking lot.
At a January 6th community meeting, Fuqua unveiled their plan. According to the Medlock Area Neighborhood Association website, Fuqua is planning the following for what’s being termed “Phase III”….
senior affordable living (NOT assisted living but rather, smaller apartments for independent living; affordable per federal definition). 5 stories, 102 units proposed with podium parking (i.e., under the building vs. adjacent)
a grocer (more traditional as compared to specialty such as the Sprouts grocer coming to Phase II)
a restaurant with drive-through
a multi-story, multi-family housing building with parking located at its center (therefore not visible from the street). 260 units, 5 stories proposed.
a self-storage facility (to include storage in the upper floors and conference centers in the lower floor; the idea is that stock can be stored in the upper stories and vendors can use the lower levels to meet with clients)
there would be 2 access points on Scott Blvd. (one existing, one new) and two on Church Street
MANA’s post also includes notes from the meeting with an extensive list of questions posed to Fuqua representatives by the 80-100 people in attendance.

Long a topic of development discussion around these parts, the old, long abandoned Ford dealership on Scott Boulevard (Streetview) may soon have a new life.
The AJC is reporting that it will be phase III of Fuqua’s mixed-use project currently being constructed at Scott Boulevard and North Decatur Road and that a land-use plan will be submitted in January.
The Medlock Area Neighborhood Association site states that “Fuqua Development will host a community meeting at 7 p.m. on January 6, 2016 at the North Decatur United Methodist Church (1523 Church St., Decatur).” regarding the redevelopment.

Take a look. An upcoming episode of DIY’s Salvage Dawgs will document the deconstruction and salvage of Scott Boulevard Baptist Church, which was torn down late last month at the intersection of North Decatur Road and Scott Boulevard to make may for Fuqua’s “Decatur Crossing” mixed use development.

A new post on the Medlock Area Neighborhood Association website sums up the recent approval of Decatur Crossing Phase II rezoning request by the DeKalb Commission and points out a few, very notable nuances in the agreement – which includes 27 conditions negotiated by the Cross-Neighborhood Committee.
Among the most noteworthy changes coming, Fuqua will add a new traffic light on Scott Boulevard at Blackmon Drive, as shown in the map above. Fuqua will also extend Blackmon Drive as the “the main road” through the development.
In response to concerns about cut-through traffic on the existing stretch of Blackmon Drive, a condition passed that Blackmon Drive would be partially closed to traffic with no entrance from Scott Boulevard and only a right turn allowed off of Blackmon onto Scott. MANA also provided an updated timeline on the Decatur Crossing project…
Demolition for Phase I has begun and is expected to be completed in August. Construction on the new apartment building is expected to begin in September and last 18 to 20 months.
As for tenants, none have been announced yet but MANA sums it up thusly…
The site plan includes a “natural grocery store,” restaurants (one with a patio on the park), including one drive-through restaurant which is conditioned as a “deli-café,” banks, retail, office, and 450 apartments. A portion of the apartments will be reserved as workforce housing** as negotiated in our contract. The development also includes tree-lined sidewalks around the entire perimeter and throughout the development as well as an almost one-acre park…Jeff Fuqua has said that it will be a mix of local and national retailers. Please note that this site plan was modified before the final hearing and differs slightly from the final site plan included in the private agreement with MANA.
