If you’ve driven down the western loop of Commerce Drive lately you may have looked up at 5 stories of solid concrete wall close to the road – which is the new parking deck for the Paces Clairemont/Fidelity building – and thought, “Is that sort of street frontage allowed in Decatur??”
Well, first off, congrats, you are officially an amateur zoning geek. And secondly, the answer is no. And soon you won’t be able to see any of that lovely gray wall anymore.
DM has obtained (that’s a fancy way of saying that the city gave it to us) overhead renderings of 160 Clairemont, which show there will be an actual building built between the parking structure and the street on that northern facade.
Plans show a lobby and leasing office will be constructed on the first floor of that portion of the building and two single apartments will be built on each floor above.
As of yesterday afternoon, there’s already digging going on at this very spot, so there’s only so much time left to drag the family down Commerce Drive and take that family photo for the holiday card in front of this lovely monolith.

The rendering you are showing is for an opposite corner. Do you have a rendering for The Wall side of the building?

Affordable housing units?
Most developments of that type will have the living units wrapping around the parking decks with some sharing a common wall. It’s not unusual.
None of the units in this project share a common wall with the parking garage. There’s an access corridor all the way around.
