A press release put out by Carter today also announces that leasing will begin next week and that rates for 1, 2 and 3 bedroom units will be posted on their website then. It also notes that phase 1 along West Ponce should be completed by November and that the much larger 234 unit phase 2 will be completed by next summer.
Hmm, the website only mentions studio, 1-, and 2-bedroom apts., not 3 bedrooms. Given that pool and the bike shop, I was about to become the first example that the new rental units can attract families with children in CSD.

I know of one family renting a 3 BR apt nearby. They’re in postal Decatur, across from Bhojanic, and they pay about $2800 a month. I’m guessing a 3BR in this complex would be at least $3k.
At least on a limited basis, they’ve released pricing on the front building for one and two bedroom units. The 1B range between $1,400 and $1,500; the 2B from $2,300 to $2,500. So given that, I’d tend to agree that $3K+ has gotta be a given for 3B.
According to the email from the leasing consultant, phase 1 will only be one and two bed units ranging from $1,418-$1,503 for a one bedroom, and $2,330-$2,475 for a two bedroom. So much for the “affordable” rates mentioned when the building construction started…what was it like originally -starting around $1000?
I read the other day that there’s a huge demand for smaller rentals in popular urban areas and a short supply of suitable buildings, so you can bet these new units are going to go for big bucks.
When the complex being built on the Fidelity lot made their presentation to the Artisan residents, they quoted an estimated $900/month rent for a studio as the affordable housing option. It seemed (to me) there were few studio units in their mix (mostly 1BR, 25% 2BR). That was a year ago. Stay tuned …

These rental rates are comparable to those found in cities such as Arlington – Northern Virginia, just outside Washington, D.C. I didn’t realize that Decatur and Atlanta are on par with those areas.
If you think the height of the garage was ‘slightly’ higher than then you imagined; wait till you see the height of the apartments next to R-60. Professionally well sold.
