The difference is that development serves the largest and most highly paid employment base in DeKalb County (Emory and CDC, and others) as well as being one of the most highly valued residential areas in the County. And yes, Mr. Cousins does have very deep pockets. It is a travesty that the tax payers of DeKalb County could not be convinced of the long term benefits to be had from the needed infrastructure investments. As for the auto traffic nightmare that may develop, wait until DOT begins the railroad bridge replacement project!

Compared to Decatur, this commercial property does not have the same level of competition for restaurants and shopping. It also benefits from a captive, high-income base of consumers and residents from the CDC and Emory.

I'm glad to see the density and quality of this mixed use development, but I fear the impact it will have on Clifton traffic.

Hmmm.. If we could only get a MARTA spur line between Decatur and Lindbergh...

How does this development get built while the multiple planned residential/commercial developments in downtown Decatur (315, Trinity Triangle, et al) sit idle? Is this Emory Point site more attractive than downtown Decatur or does the developer (Cousins) have deeper pockets than those who own the Decatur properties? Obviously there are commercial tenants if this property is 82% leased so you can't really blame economic malaise. Thoughts?
