  1. Looking at the market snapshot…can the tight inventory numbers be explained at all by the fact that almost all of the multi-family being built is for the rental market? And for the real estate experts, will/when we see a return to multi-family sales instead of rentals?

    1. Tight inventory is due to no building for several years. Pent up demand for new single family homes (including townhome products). Similar with multifamily. In Atlanta, there are population gains necissitating multiple housing types.

      There are some non-luxury condo projects in the works ITP. That doesn’t mean affordable, as they will be in desireable areas (follow the townhome & multifamily builds and those areas okay with density), but $300-$400K range.

    2. Yes, inventory is tight in part due to lack of building during the recession. New construction (single family, townhouses, condos, and apartments) is recovering, but cannot keep up with demand right now. I’ve also heard that potential sellers are hesitant to list their current homes, often despite a desire to sell, for fear that they will not be able to find what they want and need due to the tight inventory.

  2. Is this a paid advertisement? I’m not sure why there would be a link to a Lawrenceville home on a Decatur web site…

    1. It’s not paid, but it is an advertisement of sorts. My wife is a realtor, contributor to this website and she posts the At Home links each week. When she has an Open House, she sometimes includes it here.

      We try to be clear about what’s what, but maybe we can do a bit more in the future to differentiate.
