  2. Seems like all of the new multi-family being built around Atlanta is rental. This is exacerbating the problem of low inventory for condo buyers. We recently looked into buying a loft unit (for investment purposes) in Chamblee near the MARTA station (and future Whole Foods development) and there were over a dozen offers the same day it came on the market. Wishing now we’d been more aggressive a year or two ago when these properties’ prices were still recovering from the recession.

    1. Thanks Barack. My wife and I discussed recently how quickly condos at Decatur Square sold, both close to the asking price. At one time not long ago, these condos were selling for nothing but now, around $200K is not unusual. Makes me think of the song played by the British at the surrender of Yorktown. I just can’t seem to remember the name of it. Must be elder Father Day amnesia.

      1. Maybe 4 Walls can shed some light but I was always under the impression that price drop for Decatur condos following the bust was primarily tied to the foreclosure inventory. Now that real estate has picked up and those units have been cleared out, prices have generally returned and even appreciated to some degree. Is this correct?

        On a side note, the comments on the Curbed article are worth a read. For anyone weary of the cynicism common to these threads, the level of affection for Decatur begin expressed by those seemingly from outside the city is kind of uplifting. In a way an internet comment stream almost never is!

          That seems to be true, though in the case of the Artisan, which came on the market just before the big decline, values may still be a little off the initial offering prices.

  6. Not really sure how property tax and insurance qualify as “hidden costs.” Particularly in the City of Decatur!
